The Short Story
Stock levels are still tight, they popped up a little but the stock that everybody wants is still few or far between. Clearance rates remain lumpy up and down from week to week, with this week being up. And well marketed existing homes are still selling well and garnering strong enquiry.

As we enter the winter months you would expect supply to start dropping, as expected we’ve just seen a wee this week but it seems unlikely that we will see any significant surge.

North Shore Stock Levels:
1395 on oneroof.co.nz – Last week 1380
1339 on TradeMe.co.nz –  Last week 1308
1353 on realestate.co.nz – Last week 1332

Auction Results
A much better combined rate this week at 41% illustrating how the mix of stock in such a low volume market can wreak havoc on clearance rates. The average still sits quite low historically, but given the activity and closing of the gap between buyers and sellers we’d expect to see clearance rates getting better and better – albeit very slowly.

This weeks combined rate: 41%
Combined 4 Week average: 35%
Combined 12 Week Average: 34%
