Labour Weekend D-Day
When is the best time to sell? Most agents will have a great justification to convince you that all year round is the best time to sell. Personally I wouldn’t be taking my home to market at Christmas or during January.
a) There are less buyers around
b) Mindsets have changed
c) I personally wouldn’t be wanting to deal with selling my house during the one great holiday period of the year.
Now I speak in generalisations, of course there have been a handful of exceptional results at this time of year – but we play the odds don’t we? There have been truck tonnes of exceptional results in the period prior to Christmas.
So if you agree with me – and you’re looking to sell this year, a comfortable deadline to work toward is launching just after labour weekend – or earlier if you wish. But you ideally don’t want to be going to market too much later than this. We all hope to be sold in the 3 week auction campaign, but you may need the extra couple of weeks post auction. Food for thought!
Open Homes
Last weekend we had 44 visits across 5 properties averaging 8.8 people per property. Milford 110 has had nearly 60 groups come through in the past week since it was released which is a great response given the high value of the properties.
So there are still plenty of buyers out and about.
Cooper & Co Auctions
Pretty good results last week – 14 out of 29 sold under the hammer for Harcourts with a 48% clearance rate which is pretty good going especially given the relatively high volume called. B&T only called 11 last week but they sold 6, providing a clearance rate of 55% which is also good going. That brings the week combined average to 46%
We had bidding on 79% of our Auctions with an average of 1.4 bidders per Auction – again all pretty normal these days.
