Labour Weekend D-Day
If you’re looking to sell this year, a comfortable deadline to work toward is launching just after labour weekend. You ideally don’t want to be going to market too much later than this as yes we all hope to be sold in the 3 week auction campaign, but you may need the extra couple of weeks post auction – and marketing in the 2 weeks before Christmas is not ideal!
Open Homes
With a number of our listings at the end of their campaigns – open home numbers were understandably quite light. But, they did return buyers. 804 East Coast sold at Auction on Wednesday to a last weekend viewer, and 20 Cliff Road which has been on the market for a number of months, went into a multi-offer with clients who viewed over the weekend. Both properties interestingly sold to Chinese buyers, paying cash. Something to do with the 22 October Foreign Buyer Ban – very likely.
Cooper & Co Auctions
Pretty good results last week – 20 out of 41 sold under the hammer for Harcourts with a 48% clearance rate which is pretty good going especially given an even higher volume called than the week prior.
Barfoot & Thompson also called 41 Auctions on the North Shore – they sold 8. That’s a clearance rate of 20%.
