Short & sharp this week, last week was pretty comprehensive and there is nothing really new to add. You can literally read the bullets below, grab a cuppa & get on with your Saturday. Next week we will have July results.

Sales Volume Low – Good homes in short supply
Sales volumes are still low and with new listings so tight that’s no surprise as many buyers are finding it difficult to find a great home with so few new listings coming to the market.
Open home numbers remain steady showing there is certainly plenty of activity, with some properties recording very high traffic on show day, re-enforcing that good homes are still seeing strong demand and ultimately selling very very well.
Stock & New Listings
Stock levels currently remain in a holding pattern around the mid 1400’s where they’ve been for a number of weeks now on realestate.co.nz but the pre-spring listings are starting to come in as many Vendors push to beat the seasonal Spring rush.
Selling this Year?
If you are planning to sell or move this year – it’s time to start making plans because before you know it Christmas will be upon us and you’ll have missed the boat. We are already starting to lock in our September & October campaigns as with the median time to sell around 40 days, you really want to ensure you have enough time to market and sell your home before our lives go crazy with Christmas and buyers start to switch off in December. Food for thought anyway.
