We’re back with our new & improved (we hope) market wrap – our Weekly Minute, please click here to view. I’ll aim to cover off some of the basic property market indicators just like last year – but in less than a minute. Which means I just talk really, really fast! In this week’s Market Minute I talk about:
– Auction rates around 50%
– Buyer activity increased with resurgence of first home buyers
– An air of positivity and confidence
– Strong median prices posted on the Shore
The stats we have so far show a continuation of a solid market and in fact you’d be forgiven for thinking price growth was back with a record median posted on the Shore in December – but it takes more than one solid month to create a trend however and the January median at $1,005,000 shows us it’s still pretty stable, but a bit of positivity & confidence in the air will certainly bode well moving forward.
Cooper & Co Auctions
After a pretty slow start in January we are seeing a slight improvement in our clearance rates from December now sitting around that 50% mark on average and climbing, with a few more stories of great auctions creeping back in adding to buyer confidence.
Buyer Activity
We are seeing great buyer activity at our opens and some fantastic turnouts of first home buyers. Everyday investors still seem to have pulled back and whilst the Chinese market still has a strong presence, it’s nothing like what we saw in the height of the market.
New Listings
With the last of the long weekends behind us and our kids back in school listings are on the rise with over 1700 properties now available on the Shore and climbing which is great news for buyers.
