Short & sharp this week, firstly not much has happened (I don’t think), potentially because not much has happened, or I’ve missed it as I’ve been down with the deadly man-flu all week and am currently feeling pretty lucky to be alive 😜😜
So it’s pretty much all the same commentary as last week, listings are tightening, clearance rates are improving, prices are still the same although we’ve seen a few absolutely cracking auctions these past couple of weeks, which is what happens when you sell an amazing house when there are no amazing houses available. Which isn’t a bad selling strategy, if you are thinking of selling, your house is amazing, and in a highly sought after location, it wouldn’t be a bad idea to pop in on the market right now. Call me to discuss further if you like. Otherwise you can probably skip this weeks report and get on with enjoying what looks like a magical Saturday.

Cooper & Co Auctions
Great to see a continued improvement in clearance rates as listing stock tightens. Cooper & Co called 33 Auctions last week selling 18, at a rate of 54% sold under the hammer. B&T again only managed 36% (told you we have the best auctioneers) providing a combined rate on the Shore of 47% sold under the hammer. Which is actually the best result since the first week of Feb.
New Listings
Listings have tightened significantly now under 1500 properties available on the North Shore. The rate of sales is still exceeding the rate of new listings and with plenty of buyers still out and about, strong prices are being achieved again and the clearance rates, for us anyway, have improved.
